't ValkenTij: Valkenburg's new entrance

Along the Oude Rijn, on the old Uxem site, the small-scale residential neighborhood 't ValkenTij is rising. As a new entrance to the village of Valkenburg, the plan is designed with a nod to the past.

The orientation of the buildings and the vistas reflect the historical peat allotment. This creates a connection between the village and the "Oude Rijn" (Old Rhine).

't ValkenTij was designed with diversity and inclusiveness in mind: the district offers a range of housing types to meet different housing needs.

  • Two luxury apartment buildings, De Steenplaats and De Schelp, will rise in the district's most prominent location along the water and green artery. Together they comprise 32 luxury apartments, including four spacious penthouses.
  • As an extension of the Schelphoek, nine ground-level homes offer a unique living experience on the waterfront.
  • Along Katwijkerweg, next to the green vein that runs through the neighborhood, is the only detached home in the plan.
  • We are providing half of the homes in the affordable segment, so that starters can also find a place in the new neighborhood.

Extra special is the part of the starter homes located in the old laboratory of the Rotterdamse Beton Maatschappij (RBM), a monument that we are restoring to its former glory. This ties in with the overarching approach of the neighborhood design, with architectural details of the buildings recalling the old factories and workshops that once stood on the Uxem site.
